Landlord Fees

Transparency for our Landlords


We will work hard to find that perfect tenant for your property, with your permission, we will then start the referencing procedure and drafting of the tenancy agreement. So we can remain transparent at all times, here is a list of our fees;

Letting Service - 8% + VAT (9.6% inc VAT)

Letting Service (including rent collection) - 9% + VAT (10.8% inc VAT) 

Management Service;

Initial Tenancy Term (min 12 months) - 12% + VAT (14.4% inc VAT)
Monthly thereafter - 5% + VAT (6% inc VAT)

Please Note: Whilst managing your property, if any maintenance issues arise, we do not add any additional commissions or fees. We also do not take commission from the contractors.

Renewal/Extension - £150.00 + VAT (£180.00 inc VAT)

Withdrawal from Tenancy - Should a landlord accept an offer for a prospective tenant then subsequently withdraw after administration commences, there will be an administration charge of £200 + VAT immediately payable. This clause shall not be applicable, should the tenant fail their references.

Tenancy Agreement - FREE (Included within the above fees)
Deposit Protection - £25.00 + VAT (£30.00 inc VAT)

Inventory Check: Whilst the landlord pays for the initial inventory and check-in, it is the tenant's responsibility to pay for the check-out at the end of the tenancy.

  • Studio & 1 Bedroom £120.00
  • 2 & 3 Bedrooms £150.00
  • 4 & 5 Bedrooms £170.00
  • 5+ Bedrooms £200.00

Gas Safety Certificate - £70.00 + VAT (£84.00 inc VAT)

Energy Performance Certificate - £70.00 + VAT (£84.00 inc VAT)

Rent & Legal Warranty - £199.00 per annum
